How to Join the SIRVA BGRS REALTOR® List in Canada: What Agents Need to Know

If you are a Canadian REALTOR® searching for how to join the “SIRVA BGRS list,” you are likely looking for one thing: a practical way to work with Canadian Armed Forces members and military families during posting season.

It is a smart niche to explore. Military families move regularly, often work under tight timelines, and need a REALTOR® who understands the realities of a military relocation—not just a typical residential transaction.

But there is an important distinction to understand first.

Is there a SIRVA BGRS REALTOR® list you can simply join?

Not in the simple, public “fill out this form and receive referrals” sense that many agents expect.

“SIRVA BGRS” is wording that has long been used by REALTORS® researching Canadian military relocations. It is commonly associated with the administration and support side of military moves. However, there is not a universal public REALTOR® directory where an agent can pay a fee, add their name and automatically receive CAF relocation clients.

Military members ultimately choose who represents them. Referrals can come through personal recommendations, local military networks, past client relationships, online searches, relocation resources and trusted professionals who understand the process.

So, rather than asking only, “How do I get on the SIRVA BGRS list?”, the more useful question is:

“How do I become visible, credible and easy for a relocating military family to choose?”

That is where the real opportunity is.

Why military relocation is different

A CAF posting is not simply a move across town. A member and their family may be managing a Posting Notice, a House Hunting Trip (HHT), a compressed timeline, travel, school decisions, a sale at their current location and an unfamiliar new community—all at once.

The best military-relocation REALTORS® understand that clients may need help with:

  • Buying or selling on a posting timeline

  • Planning around a House Hunting Trip

  • Understanding practical commute, school and neighbourhood considerations

  • Coordinating a remote or out-of-province move

  • Renting out a current home or finding rental options

  • Communicating clearly with a stressed family that may be making major decisions quickly

  • Connecting clients with trusted local professionals, from mortgage specialists to lawyers and inspectors

You do not need to be a former military member to serve this market well. But you do need to be responsive, organized, knowledgeable and genuinely helpful.

How REALTORS® actually win military-family business

There are four dependable ways agents earn military relocation clients.

1. Build real military-relocation knowledge

Start by understanding the language and pressures military families encounter. Learn what a Posting Notice is, how an HHT affects the search process, and why timing, availability and communication matter so much.

Do not overstate credentials or promise entitlement advice outside your expertise. Instead, be the local real estate professional who understands the moving process and knows where to direct clients for official information when needed.

A simple message works well:

“I help CAF members and military families buy, sell and settle into [community] with clear communication and practical local guidance.”

2. Be visible where military families are already searching

A military family newly posted to your area may search Google for crucial relocation terms. If you are not visible when those searches happen, you are relying on luck, personal referrals or expensive general lead generation. It's not about key-word stuffing, Google penalizes that.

A dedicated military-relocation page on your own website is a strong starting point. It should clearly explain the communities you serve, your responsiveness, relevant experience and how a military family can contact you quickly. If you need help with that, AriseMedia.ca is your go to, they specialize in Military and veteran marketing.

3. Earn trust through referrals and service

Military communities are closely connected. One well-supported family can lead to future referrals, but the opposite is also true.

The agents who do best in this niche tend to answer promptly, give clear next steps, avoid high-pressure tactics and stay helpful after possession. They understand that a military family may be arriving without local connections and needs a trusted guide—not a sales pitch.

4. Reach families before they have already chosen someone

This is where many capable agents miss the opportunity.

By the time a family asks friends for a REALTOR® recommendation, they may already have several names. The better strategy is to be visible during the early research phase—when they are looking up their destination, learning about a move, researching homes, considering a rental or planning their HHT.

A practical alternative to chasing a “SIRVA BGRS list”

RelocatingMilitary.ca was built to help Canadian military families find practical relocation support—and to help strong, military-ready REALTORS® become visible in the communities they serve.

We connect relocating CAF members and spouses with local REALTORS® who are prepared to help with a posting-related move.

For agents, this can include:

  • A dedicated presence for your base, city or surrounding region

  • Visibility to military families researching a move online

  • Inclusion in relevant relocation content and referral pathways

  • A credible way to explain your experience with military-family moves

  • Limited local representation rather than an overcrowded agent directory

The focus is not on selling a generic lead list. It is on putting the right local REALTOR® in front of a military family at the moment they are actively researching their next move.

Who is a good fit for military relocation clients?

You may be a strong fit if you:

  • Serve a community near a Canadian military base or wing

  • Can respond quickly to new inquiries

  • Understand the local housing market, commute patterns, schools and rental realities

  • Are comfortable helping clients remotely before they arrive

  • Have experience with relocations, military families or time-sensitive transactions

  • Want to build a long-term, referral-driven niche rather than chase one-off leads

The best fit is not necessarily the biggest team. It is the REALTOR® who is dependable, easy to reach and prepared to serve military families well.

Frequently asked questions - FAQ

Can I join the SIRVA BGRS REALTOR® list?

Yes you can and it's free. Go to the link here. That said once you're on the list for you Base or city area, there is no guarantee of leads. Referals are not guaranteed and depend on a number of factors including size of Base, number of agents on the list and much more... The more productive approach is to become knowledgeable, visible and trusted by military families who are choosing local representation.

Do I need to be an IRP-approved REALTOR®?

You do not need to be on SIRVA agent list in order to be re-imbursed but you need to stay in their commision structures that they have laid out for relocating Military. Be careful with advertising SIRVA Approved terminology. REALTORS® should not imply official approval unless they have asked SIRVA for official approval to use their trademark. “IRP-experienced REALTOR®” or “military-relocation experienced” is often clearer when it accurately reflects your experience.

Can a new REALTOR® work with military families?

Yes. Generally need 2 years certification in good standing to get onto Sirva list but newer agents can serve this niche well if they are responsive, well-prepared, honest about their experience and supported by a strong local brokerage or mentor. You must be able to provide dependable service during a time-sensitive move.

How do military families find REALTORS®?

Best is word of mouth, through personal recommendations. Then online search, local community networks, relocation-focused resources and agents who show a clear understanding of military moves. SIRVA list is not the only avenue for Military families to find an agent.
