How to Register as a Military & RCMP Relocation Lawyer or Notary in Canada.

Helping your legal practice serve Military & RCMP anywhere in Canada.

February 23 2026

Canadian Armed Forces (CAF) members, RCMP officers and federal employees rely on a network of trusted professionals when relocating. As Brookfield Global Relocation Services (BGRS) rebrands to Sirva, the Third‑Party Service Provider (TPSP) program continues to connect relocating members with vetted lawyers and notaries who can handle real‑estate transactions. This post explains how you can join the Sirva TPSP program, what’s required and how listing on RelocatingMilitary.ca can amplify your exposure.

Why join the Sirva TPSP program?

The Sirva TPSP directory is the official source for CAF, RCMP and Treasury Board relocation services. Being part of this program allows you to:

  • Serve military and federal clients whose transactions require specialized handling.

  • Maintain consistent referral business during peak posting seasons.

  • Demonstrate your compliance with government standards and relocation policies.

Eligibility and requirements

To qualify, you must meet specific criteria:

  • Bar or notary membership: Lawyers must be members in good standing of their provincial bar association; notaries must belong to the appropriate provincial notary society.

  • Experience: Both lawyers and notaries need a minimum of two years’ real‑estate law experience.

  • Local coverage: You must be a local supplier within 100 km of the service area and keep your profile’s service areas accurate.

  • Professional accreditation: Maintain good standing and provide required certifications or insurance documents when requested.

Registration and fees

Registration is free. Complete the online commitment form at services.bgrs.ca for legacy contracts or services.sirva.ca for new contracts. Once registered, re‑confirm your commitment each contract cycle. Being listed in the TPSP directory gives you the opportunity to be chosen by transferees, but it does not guarantee assignments.

Note: you cannot use Sirva’s or the federal clients’ names or logos in marketing without explicit permission.

Services you are expected to provide

Under the TPSP agreement, legal professionals are responsible for:

  • Calculating funds required for closing and advising the transferee at least seven business days in advance.

  • Calculating and advising on provincial or municipal transfer taxes.

  • Preparing and submitting legal invoices for CAF or government relocations ten business days before closing.

  • Disbursing sale proceeds and other payments—such as mortgages, bridge loans, HELOCs, marketing incentives and taxes—only after the sale is complete.

  • Ensuring that employees involved in relocation transactions are familiar with the TPSP agreement.

Compliance and marketing considerations

Lawyers/notaries must adhere to anti‑corruption and privacy provisions, including compliance with the U.S. Foreign Corrupt Practices Act, the UK Anti‑Bribery Act and all applicable laws. Maintain appropriate records and policies to prevent violations. Remember:

  • Do not imply endorsement by Sirva or the Government of Canada in your advertising.

  • Keep your TPSP profile current and update your accreditation or insurance status immediately if it changes.

  • Follow the performance standards: respond to calls and emails within eight business hours and work directly for the transferee.

Amplify your exposure with RelocatingMilitary.ca

While the official TPSP directory is free, it is not a marketing platform and leads are not guaranteed and vary based on a number of variables. To ensure transferees find you during peak posting season, consider upgrading your presence, to reach those with "high search intent":

  • Targeted visibility: RelocatingMilitary.ca ranks for search terms related to CAF, and RCMP relocations. Listing your legal practice and tagging your Base or city area puts you in front of searching transferees who might not explore the official directory but provide their own Realtor or Notary that they have researched prior to their move.

  • Lead generation: Our site drives traffic from service members researching relocation requirements and actively seeking professionals. A premium listing includes contact details, service highlights and a link to your own site.

  • Limited slots: To maintain quality, we accept only a limited number of listings per region. Early registration secures your position for the posting season.
